When looking for conveyancing, the first thing on most peoples minds is finding a cheap conveyancing quote, or even the cheapest conveyancing quote from the wide range of solicitors offering conveyancing.
Finding cheap conveyancing is obviously important, however taking the cheapest conveyancing quote without looking through the quote thoroughly isn't wise.
Although there are many solicitors offering competitive and cheap conveyancing quotes you need to ensure before instructing a solicitor based on a cheap conveyancing quote that there are no additional fees to be paid on top of the initial quote.
Some firms will add additional fees if your conveyancing transaction requires work that they did not originally quote for, for example if you will be taking out a mortgage on the property you are purchasing, or redeeming a mortgage on a property you are selling. Once additional fees for items such as this have been added your cheap conveyancing quote may no longer look quite so cheap. It is important to always check each cheap conveyancing quote that your receive thoroughly before instructing a solicitor, and look for any additional fees that may be charged to you.
When you are looking for cheap conveyancing get as many quotes as you can from the variety of firms offering quotes across the internet, and compare the details of these quotes to find out who (once any additional fees have been added) is actually the cheapest for conveyancing.
In addition, check is whether the firm providing the cheap conveyancing quote offers “no completion no fee” conveyancing. This means that if your property transaction does not go to completion you will not pay anything for the cheap conveyancing. Check that the cheap conveyancing quote provided is “fixed fee” and you will not be charged by the hour by the solicitor completing your conveyancing.
It is important to ensure that the firm you intend to instruct to complete your conveyancing is regulated by either the Council of Licensed Conveyancers or the Law Society. If you intend to take out a mortgage on a property you are purchasing, then it is also best to check that the solicitor is on your approved panel for your mortgage lender.
